Monaghan Avenue

I have a beautiful 3 bedroom home, well appointed and with fabulous indoor outdoor flow, garage, and studio separate from the main house. It’s a lovely quiet road due to the school at the end of a cul-de-sac.

The house is fully furnished with everything you could possibly need and includes a lovely seating and dining covered deck fully equipped, spa to the side of the house, vegetable garden and a couple of great lawns if you like badminton or outdoor games. I don’t have a TV, not averse to them, but the current one belongs to the roomie who is moving out.

The garage has a couple of work benches if like me you enjoy a bit of DIY or furniture renovation. Again, here I also have everything you could need for the garden.

The bedroom can be furnished, or not, or partially, at no extra cost, and there is plenty of room in garage to store what you don’t need or want. Your room can be closed off from the main area of the house so you can have privacy and peace also.

There are three rooms and a studio area at the back of the garage, which would means you can have your own room and an office/study… or if you have family or friends come to stay regularly we can also use it as a shared guest area. I’m pretty flexible on space usage so everything is negotiable.

The bathroom although shared has access from two directions and is dry, clean and warm, has a great shower and bath, plenty of natural light, cldean storage and towel heater, and a separate toilet.

The laundry is also fully equipped, washing line discretely hidden in the back garden and there’s a dryer for those wet days.

There is plenty of room for parking in the driveway and the on street parking is fabulous. Nice big wide street, very little traffic aside from school drop off and pickup times.

This is a north facing house and has great sunshine all day long. There is also an HRV system which keeps the place warm and dry, and although I have heaters for the rooms right now a heat pump will be fitted at a later date.

The neighbours are quiet and friendly and there is a very popular cafe, dairy and takeways within 400mtrs walk.

Excellent access to bus routes on Carrington Rd, close to the train station, and also easy access to motorway links.

I would prefer to keep this lovely three bed roomy home to just myself and one flatmate who wishes to stay long term. Having the home to ourselves means plenty of space for bedroom and office/study, peace and quiet to work/study and space to enjoy entertaining family and friends.

I’m a mature aged professional lady with two adult children, one friendly and charming kittie and an active life. I keep myself busy with family, Rotary work, sports, study and dancing.  I’m a great cook and I enjoy entertaining at home - not wild parties - and you would ideally be someone who is happy to join in and relax.

We would be sharing all the costs, and the house is electric based, HRV throughout, fast fibre, bright and sunny.

Would suit a mature professional male, or at least maturely behaved, who has a good job, pleasant and friendly, and who likes the atmosphere of a stylish home rather than a classic in and out out flattie situation.

I’m pretty relaxed about sharing my space and do not want to end up with a ‘you at one end and me at the other’ situation, or one where roomies don’t speak except by text. Call me old fashioned but I like communication.

It would be good to share the gardening as I like to share the produce, and the lawns are a great workout!
