We’re looking for a flatmate to join our quiet and private home on Bluff Hill. Great location within walking distance of both Napier CBD and Ahuriri.

We’re more of an “apartment building” kind of household rather than a typical social or student flat. Everyone has their own routines, work schedules and lives, and we value privacy, independence, and having our own space. We’re very friendly and happy to have a chat or say hi in the shared spaces, but we’re not looking for someone who expects regular flat hangouts or constant socialising.

The Room:

*Smaller room but comfortably fits a queen bed, dresser, and small desk

*Built-in wardrobe

*Opens onto a covered outdoor patio which is rarely used

*Downstairs, along with the shared bathroom

*Queen bed with mattress protector available if needed

The Home:

This isn’t a brand new or fancy house, and there is some general wear and tear that comes with an older home. That said, it’s a really comfortable place to live - it’s quiet and private, the neighbours are great, the landlord is easy to deal with, and the location is convenient. It’s more of a comfortable, lived-in home than a modern or polished one, so we’re looking for someone who is happy with that kind of environment.

*Large downstairs bathroom shared with one other flatmate

*Washing machine located in the downstairs bathroom

*Kitchen, lounge, and head tenants’ bedroom/bathroom upstairs

*Generally cooler downstairs, which is great in summer

*Plenty of storage space

*Access to a second downstairs fridge - Note: Because the fridge is outside in the patio area, an extension cord is run through the window in the available room. This means the window must stay open and the extension cord must never be pulled out or switched off inside the bedroom. We will figure out a way to seal the gap in the window to prevent bugs and cold air coming in before anyone moves into the room.

We have an older TV in the upstairs lounge which is available to use when it’s free, but it is primarily used by us and isn’t a dedicated flatmate TV. It’s not a smart TV, so you’d need your own device for streaming.

Rent & Bills:

$230 per week, including:

*Unlimited Wi-Fi

*Reasonable use of power and gas - Note: we review utility costs from time to time, and if someone’s usage is significantly higher than what we’ve budgeted for, we may need to discuss adjusting the weekly contribution to reflect actual usage. We’d always discuss this with you first rather than making an unexpected change.

*Use of some basic shared household supplies

2 weeks’ rent in advance to move in. No bond required.

A Few Things to Know:

*Non-smoking property

*Vaping is okay (the head tenants vape)

*No additional pets - my cat would prefer to remain the only pet

*My cat doesn’t like new people and might hiss, but our neighbours have two very friendly cats who love attention

*Not suitable for someone with full-time children living with them

*Best suited to someone who enjoys a quiet, clean, and independent household

*No parties allowed, but occasional guests are welcome

There are currently three of us:

*28F & 34M - head tenants, living upstairs

*23F - downstairs flatmate

*As well as my shy, anxious cat

If you’re looking for a flat where everyone is constantly hanging out, watching TV together, having dinner together etc., we probably won’t be the right fit. But if you like having a friendly home where you can come and go, do your own thing and not feel like you have to socialise with your flatmates, you might really like it here.

My partner’s 10-year-old son also stays with us every second weekend. He has his own room downstairs and is a very quiet, respectful kid, and spends most of his time upstairs with us when he’s here. He usually gets up early and quietly plays games in the lounge while we’re still asleep, so we prefer if the lounge is left as family space on those weekends until we’re up. We’ll explain how that works in a bit more detail before arranging a viewing so you can decide whether the setup suits you.

What We’re Looking For:

We’re looking for someone clean, respectful, independent, and considerate who communicates directly and is happy to have their own space and routine.

Cleanliness is important to us, particularly in the kitchen and bathroom. We’re not expecting a showroom, but shared spaces need to be properly cleaned after use rather than leaving things to deal with later. We’re looking for someone who naturally notices when something needs cleaning and can contribute to keeping the home clean, hygienic and comfortable for everyone.

Ideally, we’re looking for someone in their 20s-30s with a stable work/life routine. A female flatmate is preferred, but personality and household compatibility are far more important than age or gender.
