3-bedroom house located on a quiet street. Kitchen/dining separate from living area, separate toilet from bathroom, large private garden with garage for storage.

Sun-soaked lounge and bedroom in the afternoon and kitchen/dining makes the most of the morning sun. A heat-pump and fire keep the house warm during winter, and an HRV keeps the house dry. Ceiling and underfloor insulation to meet healthy homes standard.

Secure off-street parking. Short walk to the local shops on Langdons Rd making it easy to pop down the road for something.

I bought the house last year and am constantly working on upgrading and improving it. Looking for tenants who would be okay with me continuing to come and work on the outside during summer (e.g. painting fences, gardening - via arrangement/agreement). Will be installing dishwasher and new kitchen pantry first part of next year.

Looking for mature, working professionals or a family. Can rent each room out at different stages and will stay on in house until all 3 rooms are rented. The house will be semi-furnished for right tenants that are reliable and respectful. Couples are fine.

3 un-furnished rooms available:

• 2 double rooms = $200 each (one of which is mine - orange room - until other rooms are rented)
• 1 single room = $170 (could be single room or office) $570 - whole house

1 week rent in advance + 4 weeks rent for bond. 4 weeks notice required.

I am a friendly, social, hard-working, tidy individual. I currently study te reo Māori full time at Ara and work as a teacher on Fridays. I plan on moving out when I fill all rooms, so looking for a family, friends or people who are happy with teaming up and sharing with other like-minded people.

Ideal tenants will be tidy, respectful, mature, working-professionals.
